Viewing the Property?

  1.  Budget! Have a realistic budget and remember to budget for additional living expenses such as water, electricity, gas, phone etc.
  2.  When booking to inspect a property ensure it meets your basic requirements such as location, bedrooms, backyard and if the property is pet friendly.
  3.  Thoroughly inspect the property to ensure it meets the requirements for the whole family including the family pet.
  4.  Ensure you have viewed a copy of the lease agreement and special terms and conditions prior to submitting your application. If you are unsure of anything please ask the Property Manger.
  5.  If you have any questions be sure to ask the property manager while at the viewing.

Tips to Apply for Tenancy

  1.  Ensure all sections of the application are completed and the privacy disclaimers are signed. Failure to sign the privacy disclaimer will delay the Property Manager processing your application.
  2.  All applicable documents and forms of ID are current and up to date. If you are unsure what documents or ID to provide be sure to ask your Property Manager promptly to avoid any delays.
  3.  Ensure all referees are aware you have listed them to be contacted for a reference.
  4.  Honesty is the best policy.

Once Tenancy is Approved

  1. Once approved ensure your deposit and bond are paid promptly.
  2. Your Property Manager will arrange a time to sign the original lease documents with all leaseholders. Make sure you have a copy for your records.
  3. Direct Connect is affiliated with InvestRent to provide a hassle free service ensuring all your utilities are connected prior to moving in. This is a FREE service for all our tenants.

During Your Tenancy

  1.  It is imperative your entry condition report is returned within the required time frame. In Queensland your Entry Condition Report must be returned within 3 days.  In New South Wales your Entry Condition report must be returned within 7 days.
  2.  All maintenance must be reported in writing; this can be accepted via email or a maintenance form.  This is available in our office.
  3.  If you have an urgent maintenance issue contact the office as soon as possible to ensure a tradesman can be arranged that day.
  4.  Routine inspections will be completed during your tenancy. You will receive a minimum 7-day’s notice. A maximum of 4 routine inspections can be completed every 12 months.

Conflict Resolution

Communication is key! Consistent and clear communication can avoid initial conflict and disputes. At InvestRent we pride ourselves on clear communication with our tenants and we encourage our tenants to communicate with us.

Should an issue arise we encourage all tenants to communicate promptly with their property manager. All matters are handled with professionalism, privacy and respect.

If an issue arises we recommend the following:

  1.  Contact your Property Manager to advise of the issue.
  2.  If unable to resolve over the phone or if the issue is complex arrange a private meeting to discuss.
  3.  If your issue is pertaining to your rental property, advise your property manager and request to meet onsite.
  4.  If you do not make the property manager aware of an issue they will not be able to assist you.

Vacating

  1.  If you are wanting to vacate contact your Property Manager to advise, confirm your lease term and the amount of written notice required from the tenant.
  2.  Your notice will be accepted from the day in which it is received.
  3.  In Queensland if you are on a periodic agreement you are required to provide 2 weeks written notice, if on a fixed term agreement, the required notice is a minimum 2 weeks notice leading up to the expiration of the tenancy agreement.
  4.  In New South Wales if you are on a periodic agreement you are required to provide 3 weeks written notice, if on a fixed term agreement, the required notice is a minimum 2 weeks notice leading up to the expiration of the tenancy agreement.
  5.  Your Property Manager will advise what is required for you to vacate as per your tenancy agreement.
  6.  Viewings for prospective tenants may be required; your cooperation will be appreciated.
